Women in Business............. #summer2014 #MECKids #MomNMe #StampOnStyle

This is a whole series devoted to the memories of a wonderful Washington DC summer. The weather was near perfect, at least for Washington. I've been here all of my life, 98 to 100 degrees with 100% humidity is NORMAL in Washington from May through the first of  September. But not the #summerof2014, oh no this year the weather was out of this world gorgeous!!! Beautiful blue skies and a warm breezes that waff gently through the air. We had a few blazing days but who's complaining when its not 20 straight days of Code Red weather. Needless to say it contributed to lots of outdoor events and fun times.

One particular outing will always ring special for me because I had the pleasure of being with some of my most favorite gals. Fran Dean-Bishop did an awesome mentor day to honor startups, soloprenuers, women in business and what it means to pay it forward. An award winning Woman In Business with a 20 plus year successful track record in the Washington, DC Metro area, Fran Dean-Bishop honored Olisi Johnson with Stamp On Style for her tenacity, blaze of new trails and of course style and grace.

This was wonderful workshop that covered everything from budgeting, marketing, goal setting, endurance methods, dreams and brainstorming. I was grateful to be a contributor but I also took away new ideas and a renewed spark of energy for my own endeavors. It was definitely Diva approved!! Complete with champagne, a brunch that wouldn't wait, breathtaking beautiful views of the water and topped off with a limousine that stopped at fabulous boutiques all over Northern Virginia. Stamp On Style #stamped the ladies with her fashion sense. Everyone left the event prepared to forge new paths and determined to continue to be successful women in business.  What a phenomenal way to spend Sunday with incredibly smart and beautiful women. 

Now that Fall is upon us and it's time for another summit for DC Women in Business. We are currently in the planning stages with Visionary Properties, Stamp On Style, MECKids, Mom-N-Me and more amazing women so stay tuned for snippets from our next female think tank! An Ode to a Fleeting Memory...... #summer2014

Well its over. No really, officially its over!! I don't know whether to be happy or sad, jump up and down for joy or throw a terrible 2's tantrum. One NO 2-Year Old ever could compete with but that wouldn't be cute and it would spoil perfectly good makeup! (smile) None of it would bring IT back and that's ok because the memories are amazing and nothing can ever erase them. I loved every minute of it and if I had to do it all over again I wouldn't change a thing. Well that's not completely true because there were two major hiccups but even inside of those events we found reasons to laugh through the pain and see a rainbow at the end of what seemed to be a very dismal tunnel.

So by now your wondering, what in the world are you talking about? What has ceased to exist with only a passing memory? An absolutely incredible summer. #Summer2014. No other summer will compare to the laughter, non stop meetings, walking, talking, touring and EXHAUSTION. No other summer will stand up to our meeting 100's upon 100's of people from every walk of life all excited to converge on the Washington DC Metro Region together at one time. What frenzy we experienced in organizing people, events, tour buses, lunches and entertainment to ensure that our friends from all over the world felt incredibly loved. It was miraculous to say the least. I know I am not alone in saying it was a remarkable privilege to foster new bonds and reinforce ones that already exist.

As I sit and reminisce over the Summer of 2014, I can't help but smile actually I just broke into laughter at some of the crazy events that took place. The people in the coffee shop are looking at me but oh well I love to smile and the memories are just too good to hide.  Capturing some of the memories on film was a favorite part of the summer. So I put together just a few pics for your viewing pleasure. Maybe as you peruse them they won't have the same meaning for you as they have for me but one thing no one can miss is the vast amount of joy on all the faces. For those who read this post and can relate to my feelings please share some of your own experiences below. Summer has truly hit the Washington, DC Real Estate Market. I am swamped and behind on my blogging. I apologize for the delay, I missed you and I hope you missed me! Originally I started out this post,  "Last week I wrote about how special Georgetown waterfront is due to the natural beauty." But that was almost two weeks ago and just like that another weekend has come and gone.  Hot Fun in the Summer Time! Who sang that song? That's right, it was released the summer of '69 by Sly and the Family Stone. A fabulous tune that sets your mind at ease and makes you want to ride through Rock Creek Park with your windows rolled down. But enough of that, let's get back to business.

The natural beauty of Georgetown is by far the best value of this small enclave in Washington DC. However we can't leave out the amenities of living on the waterfront. The Washington Harbor abounds in creativity and excitement, especially coming alive in the summer. Enjoy a breezy stroll on the promenade while taking in the kayakers. Sometimes the need for social therapy runs deep. Come down on a lazy afternoon bask in the sun, sip wonderful cocktails and feast on casual dining. For years Georgetown has been a famed stop for fine dining, satisfying the choicest of palates. First on the menu is Fiolamare DC for amazing Italian cuisine. Perhaps you crave delectable seafood? Then making reservations at Tony and Joes is a must, relish some of the best quality seafood Washington, DC has to offer.

All this talk about food is making me hungry but I know your appetite is salivating for the latest in statistics in Georgetown Waterfront Condos. The Paper Mill has long  been a fixture in the Georgetown marketplace. Originally built in 1900 these all brick condo townhomes are simply exquisite. The elegance grace and beauty of a relic, with a renovated twist of the 21st century. Beautiful private courtyards leading out to the C/O Canal, waterfront and shops. This condo development offers a private pool and 24 hour security, along with secured garaged parking exclusive to The Paper Mill. It can't get much better than that! People often say 'the life of a Realtor is so exciting.' Well, it depends on how you define excitement, but I will agree on one thing...there is never a dull moment! As many of you know I sell homes in Maryland, DC and Virginia.  So in the course of 4 to 6 hours I can literally traverse the whole beltway loop. On an amazing day filled with thrills, TWICE!! Today wasn't quite that adventurous, however, my travels did take me to the outskirts of Rockville and I happened upon Rockville Time Square. What a lovely little outdoor mall, more like a plaza but its wonderful. The best part was stopping into Dawson's Market. Scrumptious, no scrumpdillyicious!!! I Googled this word before I used it and it has found its way into the dictionary, but then again what hasn't these days? More on Dawson's Market later.

ICE CREAM ICE CREAM!! Water Gazing and Georgetown Harbour

Oh Yes!!! Well if you can't tell yet, I LOVE LOVE LOVE the summer! Hot weather is the best, feel the energy smell the floral fragrance and most of all enjoy the warm sun and cool breeze. Today we are at Washington Harbor and its fantastic weather. People are sitting on the lawn enjoying lunch, taking long strolls in the park and moving hurriedly along to their next business engagement.

No matter what your doing you can't help but SMILE, sometimes for no reason at all. What makes a sunny day the best??? The best part of the day is the ice cream from Hershey's Old Fashion ice cream parlor in Georgetown. It was perfect because there was absolutely NO line! Perhaps that was because I had a cone at officially 11:45am. Don't you love it!! Yours truly, health conscious nut, went out on a limb and splurged for old fashion creamy calories!

Parents as if the Ice Cream is not enough to get you down here with your children, the splash park will do the trick. These little monsters are having a giggling good time. Who needs a pool when you stand 2 feet tall and weigh all of 30 pounds? Stripping down to your "bloomers" becomes not only acceptable but down right adorable. Their laughter is indeed contagious.

Where are my condo owners in Georgetown?

This is an exciting report for sellers. The one bedroom condo market took a slight dip from October through December but that only makes sense, can anyone say "government shutdown." However when we continue to examine the chart we see a strong steady market from February 2014 until present. All this despite a winter that wouldn't quite which is an afterthought at this point. Do you have a gorgeous 2 or 3 bedroom condo in Georgetown? The median sold price continues to make incremental increases month over month. The three bedroom condos reflect the growing interest in urban dwelling while not losing out on comfortable living space. If you've been sitting on the fence waiting for the perfect storm it just hit. Interest rates are historically low and Wells Fargo offers an amazing jumbo loan program 89.99% Jumbo financing with no MI.

So I'm headed downtown today and it's insanely hot in DC, no I mean seriously its 
Muy Caliente!!!  
As a true Washingtonian we say "welcome to DC the day after Memorial Day." Here comes the dog days of summer but with the heat comes the fun in Washington, so much to do and so little time. The warmth of the sun brings out the best in everyone; smiles, sunshades, cool dresses and fabulous sandals and Georgetown is no exception. The vibe is amazing and the buzz of the city abounds all around you as the day gets under way. People are everywhere men, women, children. People on the street, from the gentleman in the skinny Versace Suite to the den mom #fashionista wearing the incredible pair of Espadrilles and cute Maxi Dress. Who do you identify with? Or perhaps you're somewhere in between. Either way Georgetown is the happening spot! People not only live here, they work here! Whether in Washington Harbor on the waterfront, or a little further up in a boutique shop off Wisconsin Avenue between M and Glover Park. Somewhere in the mix of it all are the hideaway neighborhoods that flank all the excitement. So here comes the latest on the real estate market in Georgetown Washington, DC.

Absolutely!! This is a hot market for sellers!! Your values have soared over the last 5 years and are continuing a steady climb. Year over year Georgetown is recognizing a 8.24% increase in sold dollar value for units. While the values go up up and away, the average days on market are down month over month by 46.09%. Wonderful news and a perfect storm to list your home for sale now and realize your equity.

Adding to this wake in the market is the Average Sold to Original List Price topping out at 98.93% overall.

Our Blogs are a changing!!!

You know how you take these classes and they tell you "do it this way" "take this position" "this is exactly what works" "just follow this scenario for fantastic results"! So many choices and so little time.



We all know about these classes because if you are interested in any subject, have a job in any industry or you run your own business you have subjected yourself to this training. Now don't get me wrong, I am a #1 proponent of education. It is necessary on so many levels and without it none of us
would realize success. However sometimes you just have to take the  #NesteaPlunge and try something new. What do they say, #Daretobedifferent? Ok so I am breaking all the rules being cliché and using hashtags in my blog post but isn't that what it's all about? Cutting edge, going to new heights, BREAKING ALL THE RULES? Not to mention, its just good fun. I'm tired of living in a box and conforming, I just want to reach my audience and have real authentic conversation and interaction. I am a real person and those that read this blog post (thank you by the way) are too. We deserve to get to know each other better.

So how am I going to start breaking all the rules? No more boring blog post with a trillion graphs about your target market or key neighborhood. That doesn't mean that I am not going to provide informative material, but lets face it we live in a time pressed locale. Who is really reading all of that stuff anyway? I want to give you a tidbit, a sliver of the fat and you give your take on how it benefits your interest. Then for Pete's sake communicate with me. Tell me what you like, what you don't like and what you want more of in this blog. So onward and upward to a new and exciting DCMetro Realtor blog post. Georgetown brings the best of all worlds together. A incredible mix of single family homes infused with charm as well as Brownstone and loft style condos. Sold median prices for attached homes averaged between 1.5 million to 2 million for the better part of 2013 while attached homes steadied at 865k for the year. All indicators show that we will continue to see a steady market for home prices in Georgetown. The days on market are promising for area sellers which plummeted to 43 days in December. Demonstrating the tremendous amount of interest buyers are expressing a tremendous in the market. If you are on the fence about this being the right to sell, call a knowledgeable agent. One who understands the style of homes, knows proximity matters and is aware of which locales in Georgetown are garnering the most attention. Getting a comprehensive market analysis guarantees that you get the most amount for your home in the least amount of time.

2013 was very interesting year for prices increases on home prices in Cleveland Park  in fact most would call it on amazing roller coaster ride. The year ended very close to where it began in January of 2013 and would saw a tremendous spike in home prices in the middle of summer.  July was HOT for more than one reason This is a high-end luxury community, single family homes have a median sales price of 1.8million and attached homes hover right at a median sales price of 1.5million. Many ask "are there any deals to be found among all this lux properties?" They are few and far between and the best way to find them is to be notified consistently about properties coming available in Cleveland Park and having a competent agent who has the pulse of the market is a must. As you can see from the graph below, listings are selling at about a 98% ratio to list price. Although this is the case always ensure that you don't overpay for your home, have an agent do a thorough market analysis of the Cleveland Park home on which you are making an offer.

The fabulous 16th Street Heights, a little piece of solitude right in the heart of DC. Famed for its myriad of styles of homes from Arts and Crafts, Craftsmen Homes, Bungalows and Tudors the list go on and on. There is truly something for everyone in 16th Street Heights. In between all these gorgeous homes and wonderful parks also sits a fair share of condos for the hipster buyer. The one who wants all the nuances of living in the city with a slice of the burbs. Over the past year the homes prices have had peaks and valleys with the highest point being the summer, which is normal. However since September we have a month over month increase although incremental it is one to watch. Boasting anywhere from a 1.40% to a 1.61% increase. We all know that Foggy Bottom is know for its eclectic style of coops and condos. Whether they are uber expensive toggling well over the million dollar mark or moderately priced in the low 200k's, they have fantastic charm and loads of character. We have seen 12 straight months of Median Sold Price increases on condo prices in Foggy Bottom and don’t expect things to slow down anytime soon.  If you are considering buying a home you can still find deals on a condos in Foggy Bottom but having a good real estate agent who understands the market is a must. There are a number of condos that are awaiting a renovation which also sparks a nice equity increase in your property.  As you can see from the graph below, listings are not selling exactly for asking price.
